ASPHALT EMULSION
SEALCOATING

 - New asphalt should be sealed one to two years after it’s installed. This gives the asphalt time to cure and seals in the oils and tars that give asphalt the flexibility to withstand traffic and the elements.

 - Proper preparation is key because asphalt sealer will not adhere to dirty or oily surfaces. We clean the asphalt by using forced air and sweep it with wire brooms.

​

 - We then apply asphalt emulsion sealer by hand broom which is mixed according to exact manufacturer specifications to ensure a smooth, even coverage

HOT CRACK FILLING

- Small cracks expand to form larger problem areas that have what we call an alligatored appearance. Once this type of deterioration occurs, it’s usually necessary to remove and replace the asphalt. Look for long cracks to appear where the seams were during initial construction. These are the weakest areas in the asphalt mat.

- Have asphalt cracks filled in as soon as possible. Water that gets in will only make them worse. While there are many choices for crack-filling, we use a hot, pourable, rubberized material, which has the best results because of its capacity to expand and contract.
